At the forefront of the building industry’s digital transformation, Arup is keen to integrate their domain expertise with the power of digital technology. Neuron, as the first AI-enabled smart building solution in Hong Kong, empowers data-driven building energy management and optimisation through AI and BIM. It serves as a digital console to consolidate and connect data from disparate equipment and devices to provide customised insight and energy optimisation. The smart building platform has also won the Hong Kong Awards for Industry: Innovation and Creativity Award and Merit Award in Green Building Awards 2019 (Building Products and Technologies category).
Making smart building ‘smarter’
With the computational power of AI together with IoT, Neuron is a game changer that enables buildings to actively respond to dynamic environment in advance based on prediction and self-learning ability, thus enhancing the management efficiency in this connected commercial hub building. The energy consumption is in the meantime reduced through verifying fault occurrences and generating timely responses to abnormal or threshold triggers by the platform.
Visualisation through 3D BIM
Neuron offers intuitive and fully customisable visualisation to engage users, facilitate building efficiency and optimise operational workflows. One of the most innovative features is the interaction between the building’s 3D BIM and real-time data captured automatically from building management and HVAC systems using open protocols including Building Automation and Control networks (BACnet) and Modbus. Operators at One Taikoo Place can therefore visualise specific parameters and statistics for an item through interactive and responsive dashboards, making building performance data more transparent and usable.
New perspective, new value
Neuron can be tailored for different commercial and residential buildings, bringing new sustainable facility management practices and perspectives of energy saving to traditional building industry. With full implementation, up to 30% electricity consumption is expected to be saved for a typical existing commercial building, contributing positively in Hong Kong’s low-carbon vision.
Neuron has already been implemented at One Taikoo Place, making it the first AI smart building in the city while realising Swire Properties’ vision towards data-driven building operation and asset management.

3. Neuron has been installed and in operation at One Taikoo Place, a brand-new triple Grade A office tower developed by Swire Properties Ltd.
Acquired by Nan Fung Group in 2017, the prominent site of Kai Tak Area 1F Site 2 at the core of the new CBD of Kai Tak Area will be developed into a Grade A office and retail development. Situated next to the Kai Tak MTR Station and Station Square, the development will be the tallest in the area and the centre of connectivity to surrounding residential and commercial buildings, parks, sports and cultural activities. With long term sustainability and wellness goals in mind, the project is targeting to achieve highest ratings across the below five major and recognised green building certificates:
1. Platinum rating under BEAM Plus Neighbourhood v1.0 achieved,
2. Provisional Platinum rating under BEAM Plus New Buildings v1.2,
3. Platinum LEED v.4 (pre-certification achieved),
4. WELL v1.0 (pre-certification achieved),
5. 3-Stars for CGBL Design Label
Urban Microclimate Awareness and Creating Outdoor Comfort
Considering the impact of prevailing wind and local microclimate at Kai Tak area, and potential public use of the extensive green open space, microclimate studies were performed, and an urban window was designed to significantly improve ventilation of the podium. With thermal comfort a high priority, sitting areas were also designed to use innovative cooling panels and air induction units will be installed. Where suitable, PV panels will also be installed on the podium to provide shading and, from initial studies, can also generate over 200kW onsite for use.
Underground Bicycle Parking: Encouraging Green Transport
Complementing the Government’s initiative to encourage the use of green transport in the Kai Tak neighbourhood, bicycle users can enjoy the extensive cycling track network in the area and will, for the first time, gain local experience of using underground automatic bicycle parking facilities, and premium end of trip facilities including showers and changing rooms in our development.

Overlooking the Kai Tak River, future Kai Tak Sports Park and Victoria Harbour, visitors will enjoy the waterfront view from the podium roof, with 1,700m2 of various greenery.
The podium roof is publicly accessible, providing extensive open spaces with multipurpose areas for various types of activities, a place of respite and greenery. Tenants are also offered sustainable food harvesting experience from urban farming at colonnade roof. A designated landscape area of 100m2 can also act as a bio-filter for the building, collecting greywater and which can be filtered through the planting areas to improve water quality, and reuse for irrigation purposes.

During the highly-anticipated Green Building Award 2019 in November, Swire Properties was delighted to have its efforts in creating outstanding green built environments recognised by its peers and the industry; with the Company winning three top accolades – in particular the Pioneer Award in the Green Building Leadership: Developer category.
Among the many factors that the judges considered, Swire Properties’ commitment to the Science-Based Targets initiative (“SBTi”) helped convince them to award the Company this honour for the second time.
This of course, was paired with achievements such as: a Platinum rating for BEAM Plus Existing Buildings (all core Hong Kong assets); realising major energy savings via extensive retro-commissioning works; widespread stakeholder engagement; and using Green Financing to drive these programmes.
All these efforts are inspired by Swire Properties’ Sustainable Development (SD) 2030 Strategy, a long-term initiative that aims to ultimately create vibrant sustainable communities.
Additional awards included:
One Taikoo Place, Swire Properties’ Triple Grade-A office tower in Taikoo Place, won the Grand Award in the New Buildings, Completed Projects – Commercial Building category for its integrated design approach; waste-to-energy system; and data-driven building energy management and optimisation (AI & BIM).
Pacific Place, which is also celebrating its 30th anniversary this year, won the Grand Award in the Existing Buildings, Facilities Management category for its continually improving base building provisions; tenancy services; and extensive energy savings.
SD has always been a part of Swire Properties’ philosophy and thinking, and an integral part of its history. Advancing Net Zero Seminar cum Workshop

Co-organised by the World Green Building Council (WorldGBC) and the Hong Kong Green Building Council (HKGBC), the first “Advancing Net Zero (ANZ) Seminar cum Workshop” was successfully held on 29 November 2019. WorldGBC’s ANZ project aims to maximise the chances of limiting global warming to below 1.5 degrees above pre-industrial levels, as advocated in the Paris Agreement, by drastically reducing operational carbon emissions from buildings by setting an ambitious target for all buildings to achieve a net zero target by 2050.
Attracting over 80 participants representing over 40 organisations, the event introduced WorldGBC’s Advancing Net Zero project, accompanied by leadership sharing and a workshop on the Net Zero Carbon Building Commitment, the development of a Hong Kong ANZ roadmap, and strategies to decarbonise the built environment in Hong Kong. 12 speakers, representing different stakeholder groups including government, developers, architects, engineers, contractors and green financiers presented to the audience leading best practices, with challenges and opportunities, towards ANZ in Hong Kong. They stimulated discussion from sustainability roadmaps, target setting, case study projects, to embodied carbon and potential green financing options.
To facilitate the net zero journey for the Hong Kong building and construction industry, HKGBC has introduced its Advancing Net Zero Programme and 14 forerunners have committed to participate in selected programme initiatives, which include: (1) Pursuing the ANZ Commitment; (2) Supporting training and capacity building; (3) Contributing to the development of tools and resources; and (4) Advocating ANZ to clients, to the project supply chain and in own business operations.

Co-organised by the Hong Kong Green Building Council and BEAM Society Limited, BEAM Plus Certification Ceremony 2019 was successfully held on 5 December. Mr Wong Kam-sing , GBS, JP, Secretary for the Environment, Mr Liu Chun-san, JP, Under Secretary for Development and Mr Chan Ka-kui, SBS, JP, Chairman of Construction Industry Council, were invited to the ceremony to present the certifications to project teams.
This year, around 100 projects were certified with Final assessment ratings and Provisional Platinum ratings. A record high number of 46 projects were certified with the highest Platinum rating in Final and Provisional Assessment, as well as Excellent grade. These certified projects have demonstrated that their sustainability performance has met or even exceeded the assessment requirements, of which some of the projects have achieved by adopting innovative environmental design.

Portfolio Management Companies Signed Memoranda of Understanding
More Existing Buildings Committed to Going Green

Back in October 2019, BEAM Plus Existing Buildings (EB) Volume Certification was launched. By streamlining the assessment processes and providing fee discount for multiple-project registration, Volume Certification enables property owners, developers and facility managers to assess the sustainability performance of multiple existing buildings in a faster and more economic manner.
It was delightful that a number of portfolio management companies have demonstrated their commitment to turning their existing buildings green by signing Memoranda of Understanding with both the Hong Kong Green Building Council and BEAM Society Limited. These companies include Sun Hung Kai Real Estate Management Company Limited and Hong Yip Service Company Limited, Kai Shing Management Services Limited, Nan Fung Property Management, and New World Development Company Limited.
The company representatives were committed to promoting Volume Certification to over 500 properties under their portfolios. While over 100 properties have already been registered for Volume Certification and will be certified soon, it is foreseeable that the number of certified existing buildings will be growing drastically in the near future.

Retro-commissioning Training and Registration Scheme to Boost Professional Standards and Energy Efficiency of Buildings

In view of this, the Hong Kong Green Building Council (HKGBC) launched the Retro-commissioning (RCx) Training and Registration Scheme on 26 November 2019. The Scheme is designed to elevate the skill levels of RCx professionals, which is in line with the HKSAR Government’s active promotion of RCx as a cost-effective means of enhancing energy efficiency of existing buildings.
We were delighted to have Ir Alfred SIT, JP, Director of the Electrical and Mechanical Services Department (EMSD) as guest-of-honour of the event to share the Government’s strategies on promoting and building up the industry capacity of implementing RCx in existing buildings of Hong Kong. Members of the Scheme’s Committee, who are representatives from various professional intuitions, were also present to witness this important milestone, and to show their support to RCx and the Scheme.
HKGBC will continue to work with all stakeholders on the sustainable future of Hong Kong, in line with the Government’s green building and conservation blueprint, and to realise the vision of Hong Kong as a smart, green and liveable metropolis in Asia .
About the RCx Training and Registration Scheme
The Scheme offers individual courses with specific focuses for different tiers of practitioners, including RCx Practitioner (Level 1), RCx Practitioner (Level 2), and RCx Professional. All courses are taught by HKGBC experts. The practitioner courses are geared towards operational and maintenance knowhow while the professional course focuses on the details of the RCx process. Trainees will learn to use data analytics, machine diagnosis, measurement and verification to perform specific functions in the RCx process. Upon completing a designated course and passing the relevant examination, eligible trainees can register as RCx Practitioners or RCx Professional under the Scheme. Facilities management companies, consultants and contractors that meet certain criteria, such as having a required number of RCx Practitioners and RCx Professionals, will be eligible to register as a RCx Services Provider.

Conference on Sustainable Building Materials Deploying Advanced and Nano Technologies

This conference was the first HKGBC event funded by the Government’s Professional Services Advancement Support Scheme (PASS). Around 15 speakers were invited to address the audience on the latest sustainable building materials with advanced and nano technologies, which can improve and enhance energy/ resource efficiency, functionality, durability, sustainability and indoor environmental quality. A mini exhibition was held concurrently to facilitate detailed demonstration and discussion on building materials.
In order to provide building material users a more comprehensive view, the topic of green procurement were also addressed from the perspectives of an architectural practice and a leading local property developer. It is envisaged that the conference will spark new thinking and develop new trends in the use of sustainable building materials, as well as foster a greener built environment.

HKGBC Jockey Club Green and Smart Community Buildings Project Completed Successfully
Helping Four NGOs Kick-start Their Green Building Journey

The HKGBC Jockey Club Green and Smart Community Buildings Project (the Project) was run from July 2018 to December 2019. Funded by The Hong Kong Jockey Club Charities Trust, the Project has successfully provided technical consultation service to 4 NGO partners, including The Boys’ & Girls’ Club Association of Hong Kong, Chinese YMCA of Hong Kong, Hong Kong Red Cross and Hong Kong Sheng Kung Hui Welfare Council, to assist them to start transforming their buildings and prepare for obtaining BEAM Plus Existing Buildings (EB) certificate. Over the past 18 months, through community seminars and guided tours, engagement activities and roving exhibitions, and online dissemination of a series of 10 promotional videos, the Project has strengthened NGOs’ awareness on green buildings, enhanced their capabilities in operating and managing such buildings, and promoted BEAM Plus green building rating tool, especially BEAM Plus Existing Buildings (EB), widely in the NGO sector and to the public.

During the Closing Ceremony, Mr CHEUNG Hau-wai, SBS, Chairman of the HKGBC, thanked The Hong Kong Jockey Club Charities Trust for funding the Project and their full support in promoting green building. According to the gap analysis conducted by HKGBC, the 6 participating buildings altogether have potential to reduce up to 11% of annual electricity use, which is equal to the electricity consumption of nearly 300 families; and 939,750kg of carbon emissions, which is equivalent to the planting of about 43,000 trees. The Council hopes the NGOs could refer to the study report and apply for funding to upgrade their buildings to obtain BEAM Plus EB certification or through other Green Building Projects in the future. Besides, the trainings, education and promotional programmes organised by the Project have successfully reached more than 1 million visitors, spreading the importance of green building to a multitude of people across social strata. Representatives from four NGO partners also spoke on individual experience in the Project and specific target green building elements to be achieved in their existing building portfolios.

Guided Tours to Visit Different Green Buildings

| Friends of Green Building visited Green Hub and learnt the importance of building revitalisation. |
From November to December 2019, the Hong Kong Green Building Council held several green building tours for more than 80 students and Friends of Green Building to visit The Eco-Park, EMSD Headquarter, Sino Inno Lab and Green Hub. Apart from having BEAM Pros to explain the role of green buildings in mitigating climate change in Hong Kong, interesting and informative workshops were also organised. Through the interactive workshops, students and the Friends of Green Building could easily understand the green building concepts and the importance of practicing sustainable living. All participants enjoyed those tours and workshops very much.
The Council will continue to arrange visits and workshops in the coming year to introduce green building concept to the public.
