Swire Properties’ “Green Performance Pledge”: Changing the Sustainability Game for Office Tenants

 

As part of its Sustainable Development (SD) 2030 Strategy and longstanding commitment to fighting climate change, Swire Properties’ proprietary Green Performance Pledge (GPP) continues to grow rapidly in popularity and is helping office tenants take their overall SD performance to new levels.
 
Building on the basic premise of a green lease, the GPP covers the entire tenancy cycle in the two core areas of fit-out, and operation, which focuses on creating a significant impact in terms of energy, water, and waste reduction. This performance-based programme gives users access to a multitude of "green" tools while enhancing tenant-landlord collaboration.
 
Since the launch of the pilot in August 2021, over 30 office tenants – representing over 20% of occupied lettable floor area from the Company’s Hong Kong office portfolio – have signed up. Participants come from Taikoo Place, Pacific Place and One Citygate, and span a wide range of industries such as banking and finance, legal, information technology and consumer brands.
 
The GPP will also be piloted in the Company’s Chinese Mainland portfolio in 2022. Swire Properties aims to engage 50% of office tenants[1] in Hong Kong and the Chinese Mainland by 2025. 

GPP At A Glance

With SD touch points at every part of the tenancy cycle – from fit-out to operations, a dedicated team from Swire Properties will guide companies on their SD journey, from goal setting to action planning and achievement. The GPP gives tenants access to cutting-edge, data-driven tools and technologies that will help them improve their environmental performance through behavioural change. 
 

 
For new tenants fitting out their premises, or for existing tenants planning a renovation, the GPP includes a comprehensive set of "SD Fit-out Technical Guidelines". Featuring user-friendly templates, the Guidelines cover office design as well as a validation and recognition system to improve energy and water efficiency, reduce waste and enhance employee wellness.
 

Under the operations portion, tenants can make use of an array of tools and support available to guide them to operate in a more sustainable way. Highlights include performance benchmarking and action planning, data sharing, tailored SD offerings such as free energy audits and smart water meters, access to pioneering green technologies including Hong Kong’s first smart waste reduction programme for offices, networking opportunities, and recognition for exemplary environmental performance.

Kerry Centre Received Multiple International Certifications - Recognising Its Commitment to The Health and Well-being of Building Users

Kerry Centre, the flagship office property of Kerry Properties, has recently scored the highest level of WELL Certification. It is the first existing building being both WELL CertifiedTM Core Platinum and WELL Health-Safety Rated. Prior to obtaining the WELL certifications, Kerry Centre has also achieved RESETTM Air Core & Shell Certification.

In pursuance of excellence and demonstration of its commitment to creating a healthy and comfortable work environment, the property has implemented various wellness measures and incorporated features to meet the latest WELL requirements. 

 

Climate Risk and Vulnerability Assessment  
 
A pioneering Climate Risk and Vulnerability Assessment was conducted for Kerry Centre in 2019, in which “infectious disease occurrence” was identified as one of the risks faced by the building. Kerry Centre has since actively adopted various measures to manage the risk and mitigate its impacts. To demonstrate its commitment to building users’ health, Kerry Centre has achieved Excellent Class certification under Environmental Protection Department’s Indoor Air Quality (IAQ) Certification Scheme for seven consecutive years. On top of the IAQ scheme, Kerry Centre has also achieved RESETTM Air Core & Shell Certification.

[Green Building Award 2021 – Sponsor’s Message] Hongkong Land Launched Sustainability Report 2021 and Sustainability Framework 2030 

 
 


Hongkong Land has recently launched the Sustainability Report 2021, which has adopted its new Sustainability Framework 2030, emphasising climate adaptation and sustainable growth through science-based emissions reduction targets while deepening its commitment to creating sustainable, long-term value.  

The new framework consists of four “sustainability spotlights”: Climate and Economic Resilience, Inspirational Connections, Operational Excellence, and Vibrant Communities and Cities. Each spotlight is subdivided into focus areas and specific targets for 2030.

From Garbage to Garden: Construction of the E-Co Village Breaks Ground

 
Construction of the E-Co Village at Lot B Tseung Kwan O Stage 1 Landfill, a landfill revitalisation project launched by the Environmental Protection Department with Tung Wah Group of Hospitals as the operator, broke ground on 18 June 2022.
 
The project, which won the Grand Award under the category of New Buildings – Projects Under Construction and/or Design (Institutional) at the Green Building Award (GBA) 2021 organised by the HKGBC and PGBC, aims to transform the landfill site into a beautiful garden where the community can enjoy and connect.
 
After the ground-breaking ceremony, Mr WONG Kam-sing, GBS, JP, Secretary for the Environment of the Government of the HKSAR, Ms Janice TSE Siu-wa, JP, Permanent Secretary for the Environment/ Director of Environmental Protection, and Mr Franklin YU, Chairman of the GBA 2021 Organising Committee, presented the GBA 2021 trophy to Mr Philip MA, Chairman of Tung Wah Group of Hospitals, and the Project Team. It was an exciting moment to recognise the hard work and dedication of all those who made this meaningful project happen!

Mission of E-Co Village
 
The name “E-Co Village” has a profound meaning. “E” is for Environmental, Educational, Experiential, and Experimental, which will find expression both locally and internationally, whereas “Co” is for Connection, Collaboration, Communication and Co-existence in harmony with the environment.
 
E-Co Village is nurtured and developed with the intention of showing genuine love to nature from the heart. Inspired by the heart-shaped Mangrove Island in Voh, New Caledonia, the two platforms of E-Co Village each contain a heart-shaped open space at the centre which form a central connecting space. Various activities will be arranged around these open spaces.
 

Green Features
 
To achieve the idea of from waste to treasure, E-Co Village is designed with the following green features:
  • An architectural design that promotes natural ventilation and the use of daylight to reduce MVAC and lighting installations
  • Use of recycled building materials such as recycled wood and used tires
  • Use of environmentally friendly materials such as eco-friendly paint, bamboo panels, palm fibre boards and recycled glass paving blocks
  • To achieve carbon neutrality, the camp site will use 100% sustainable energy, including PV panels, a solar hot water system, solar lighting and a wind turbine
  • Use of recycled grey water and rainwater harvesting for irrigation, and use of compost as fertiliser
  • Use of landscaping and vertical greenery

Green Education
 
E-Co Village contains a range of facilities promoting Green education, including a Green Station, Children’s Education Zone, Green Exhibition and Green Theatre. To promote green and low-carbon living, an array of experiential activities will also be arranged such as green exhibitions, upcycling workshops, use of a food decomposer as fertiliser for organic farming, and use of yard waste as fertiliser, etc.
 
The E-Co Village project team has been highly successful in attempting to adopt various innovative approaches to sustainable design, transforming a seemingly polluted closed landfill site into an educational and recreational camping facility for the public’s pleasure. “Smart & Green Shopping” Giveaway Campaign Successfully Promotes a Green Shopping Culture
Hong Kong Green Shop Alliance Award 2022: Call for Submissions Starts Soon!

 

To promote the collaborative efforts of shopping malls and shops regarding a green shopping environment and related measures, the Hong Kong Green Shop Alliance (HKGSA) Award 2021 launched an eight-episode “Smart & Green Shopping” programme (智綠Shopping) on Hong Kong Open TV Channel 77 every Tuesday and Thursday night for four weeks from 24 May. By introducing the eight Awardees of the HKGSA Award 2021, the programme encouraged the public to develop greener shopping habits.

To further propagate this green message to the public, the Council also launched a Facebook campaign over the same period. Participants were encouraged to watch the “Smart & Green Shopping” TV programme and answer related questions. The campaign successfully concluded with an overwhelming participation. Not only did participants learn about green shopping, they were also able to share this new knowledge with their friends. It’s worth noting that all campaign prizes, including cash vouchers and green products, were sponsored by the Award winners, which helped to boost local consumption and further encourage green shopping.

Organised by the Hong Kong Green Building Council and funded by the Construction Industry Council, the Hong Kong Green Shop Alliance is the first platform in Hong Kong to foster a green shopping environment and encourage collaboration between shopping mall operators and shop tenants to adopt green practices. The HKGSA Award was established in 2019 to recognise the environmental achievements of shopping malls and shops. This year’s Award will start calling for submissions from July 2022 and is open to any cases relating to environmental measures or practices implemented in malls or shops within the designated period. Entrants will be able to select their chosen award category from “Best Collaborative Effort of Malls and Shops”, “Best Green Practice in Malls” and “Best Green Practice in Shops” according to their specific initiative and business nature. Customising Your BEAM Plus Certification Plaques
 

For every BEAM Plus certified project*, the Council provides a free standard certification plaque to the project owner for promotional purposes. 

To offer even more flexibility, project owners are allowed to customise their plaques by selecting cement, glass, wood or other suitable materials at their own cost.
