BEAM Plus: Moving into a New Era of Global Applications
BEAM Plus, the most widely used green building rating tool in Hong Kong, is moving into its 28th year of operation. The success of this scheme can be traced back to its beginning in 1996, when the first two rating tools for new and existing office buildings, known as HK-BEAM, were derived based on an international scheme, namely the UK's Building Research Establishment Environmental Assessment Method (BREEAM). Over time, the rating tools have undergone continuous updates, taking technological advancements and international trends into consideration. Subsequently, the tools were reviewed against other international rating systems and underwent a significant transformation to "BEAM Plus" in 2010. Since then, BEAM Plus has garnered over 2,500 project registrations. With BEAM Plus also being used in developments outside Hong Kong, these registrations represent an increasingly diverse range of buildings.
Currently, we are developing a generalised version of BEAM Plus, which can more conveniently be applied to projects outside Hong Kong. It is hoped that this new version will better serve the Greater Bay Area and the global building industry.
Developers with development projects or investment properties outside Hong Kong are still encouraged to apply the current version of BEAM Plus to their buildings. To date, there have been numerous successful application cases, as shown in the table below. The assessment body is ready to offer tailored advice or related technical support (e.g., Credit Interpretation Requests) to project applicants where necessary. Forerunning projects that are the first to apply BEAM Plus in a specific city or region may also receive special fee concessions. Interested parties are welcome to contact the HKGBC Secretariat to learn more.
